LYV sits in the heart of Mar Mikhael, on the slope between Armenia Street and the old railway line. Gemmayzé is west along the same street; Geitawi climbs behind; the Port of Beirut and Charles Helou Avenue lie below, taking the through traffic away from the residential grid.
The building is designed for that slope. Five basements go down into it, fourteen floors rise above, and the upper plates step back one after another so the terraces grow as the tower climbs — 4.55 m² of terrace on the eleventh floor, 30.57 m² on the fourteenth. The planted balconies run along the southern face, which is where the light is.
Everything a resident uses daily is within a few minutes on foot: the bakeries and espresso bars of Armenia Street in the morning, the studios and ateliers during the day, the galleries and kitchens at night. The two other Fakhoury Development addresses, Rail Heights and 1771 Rmeil, are the same short walk away.
